We recently finished up our ADU project with Jonathan in Monrovia. We were very impressed with his assessment of the property during the bidding process. We had several contractors come out but none of them were as knowledgeable about the code and requirements for completing the work. His estimate was realistic which was great for our financial planning. Not only that, but Jonathan handled everything with the city. We both work full time and the permitting process/working with the city was something we really did not want to deal with and were worried would require a lot of back and forth. To us this process went seamlessly as Jonathan addressed all communications with the city. All we had to do was visit city hall one time to sign some paperwork after the ADU was built, and even for that Jonathan addressed the hassle of getting an appointment set up.

It was important to us that our ADU was built with attention to detail as the intended residents are my parents, who are to say the least, picky. Jonathan handled all of their questions and concerns. He carefully navigated having basically two sets of clients between my parents and my husband and I. He helped them pick out materials, was patient, and responsive. If there was anything that they did not like or any issues arose, Jonathan addressed it ASAP.

We worked with Jonathan Litinsky of Metropolis Drafting & Construction for our ADU project and had a very positive experience. Firstly, it was helpful to have everything in one place. Jonathan went over design ideas, drew up the architectural plans and managed the project from start to finish. The structure itself was fairly small (350sf garage conversion), but the layout and several of the design choices made the space feel much larger. After interviewing several highly reviewed contractors (both on Yelp and Nextdoor), we chose Jonathan and Omri based on their remodeling experience, professionalism, and easy-going demeanor. In addition, we chose him for all the things he was not, not pushy, not a high pressure salesman, and not a “sign this contract, cut me a check and I’ll be done in 4 weeks” kind of guy. Having now finished our project, I can say that who you meet and what he promises on the first day, is the same person you will be interacting with during the project and who will deliver as-promised in the end.

Here are a few more criteria that were important to us, in evaluating our contractor, and selecting someone to work in our home for the weeks and months to come.

  1. Quality. Will the project start on time? (e.g. I just gave a deposit, will my contractor show up?) Will the contractor understand your project and deliver as promised? Will the project ever be finished? Yes, yes and yes. He understood our original concept, was detailed oriented throughout the project, and cared about doing things right. The result was an ADU construction that exceeded our expectations.
  2. Communication. No matter how much planning you do upfront, there are infinite possibilities and decisions to be made during the process. We couldn’t be home for all of it, and relied on being able to phone, email, text and picture message with Omri. He was always great about quickly acknowledging our communication and responding to any concerns/thoughts/issues that came up during the project.
  3. Budget. It’s worth repeating, that Omri delivers a high quality product as-promised and on-budget. This is really where, I believe, your contractor’s experience comes in. He converted an existing garage into an ADU with new flooring, full bathroom and kitchen. We were very pleased with the results.

What I think all the above issues boil down to is trust, and will you be able to trust your general contractor with your home. I hope this review helps you in choosing Jonathan and Omri, because if we had to do it all over again, I know we would.
